About our data

Twin Cities Mailing Lists turns official county property records into mail-ready lists of property owners for the Minneapolis–St. Paul 7-county metro. No credit data, no consumer profiles — just the legal owner of each parcel and where they receive their tax mail.

Where it comes from

Every list is built from the MetroGIS Regional Parcel Dataset, which the Metropolitan Council compiles from the property tax records of Anoka, Carver, Dakota, Hennepin, Ramsey, Scott and Washington counties. Current lists use the 2026 tax rolls; sale records run through late 2025.

The counties publish this data as public GIS files. What you get from us is the work of turning more than a million parcel records into a clean spreadsheet you can hand to a mail house or upload to a CRM — without GIS software.

What we do to the raw records

  • Merge seven counties' differently formatted files into one consistent set of columns.
  • Standardize street addresses to USPS abbreviations (Avenue → AVE, North → N).
  • Split owner mailing addresses into street, city, state and ZIP — including out-of-state owners.
  • Clean owner names (trust suffixes, “ET AL” and formatting artifacts).
  • Flag homestead (owner-occupied) properties and absentee owners whose mailing address differs from the property.
  • Group owners of multiple properties for investor and landlord lists.
  • Tag every Minneapolis parcel with its official neighborhood.

What's in every file

Owner name, property address, owner mailing address, homestead status, property use class, county assessed value, year built, county, ZIP code and an absentee-owner flag. Recent-sales and high-value lists add sale date and price. Every product page has a free 25-row sample so you can check the format before you buy.

Good to know

  • Owner names and mailing addresses are exactly as the county records them. Lists do not include phone numbers or email addresses.
  • Most mail houses run CASS/NCOA address processing on any list before mailing — we recommend it for large campaigns.
